How to Fix Basement Leaks

Basement leaks can be the pits. It can cause a lot of damage to the foundation of your home and can even make staying in your basement unhealthy. This is a bit difficult to avoid because almost all the piping in your home can be found in the basement. And since the basement is the most bottom part of your home, all water will typically flow down to it.

Here’s how you can fix basement leaks in your home and cross out one less thing to worry about in your home:

1. You can waterproof your basement. It is quite advisable to hire a contractor to do this for you because it can get quite tricky. The common things a contractor may do to waterproof your home are the following:

· Exterior excavation and weeping tile installation/replacement
· Exterior application of waterproofing membranes
· Exterior application of insulation, drainage products
· Interior waterproofing and drainage systems
· Interior and/or exterior basement leak repairs
· Interior epoxy or polyurethane injection repairs
· Installation of sump pits, pumps and water evacuation hardware
· Interior damp proofing coatings
· Window well drainage repairs and installation
· Terrain grading as it applies to foundation leaking
· Brick, concrete and masonry water sealants

Not all of these will be necessary done to your basement. It depends on the severity of the leak and the kind of basement environment that you have. You can ask a contractor to make an estimate on how much it will cost you to repair the leak in your basement.

2. Keep water away from the foundation of your home. You can do this by doing the following:

· Maintain rain gutters each spring when it will be filled with the snow load. Be sure to clean out leaves, debris and other blockages.
· The soil should slope away from the house on all sides of the foundation so the water flow will not be towards the house.
· Fill the surrounding soil with grass
· Patch cracks in the driveway

3. Keep checking for leaks

It is easier to fix leaks that have only started, don’t give it the chance to make the cracks in your foundation bigger. The bigger the crack, the harder it is to fix basement leaks.
